We want to give a HUGE shout out to Carlos @texturarugsnc! He had a need for water for his business post hurricane and @tom_crook_2 helped him get water with his water truck. As a kind thank you Carlos helped Tom provide 22 heaters to a mobile home community who Tom has also been providing water to daily! The temps have dropped into the 30s at night and this community has a lot of residents without the basic need of heat. As a result ARG will be collecting heaters, blankets, and warm clothes for those in need. There will be a donation box at our Merrimon location if you’re so inclined to help. August housing market stats hot off the press! A few key year-to-date comparisons to 2023: 💰 Price growth is essentially flat in Asheville and Buncombe County at 2% or less. Henderson and Madison counties fared a bit better at 4.7% and 5.6% price appreciation, respectively. 📉 Overall sales volume is down anywhere from 1% in Asheville to 9.5% in Madison County. Affordability factors continue to put downward pressure on buyer demand. 🏘 Months of inventory averages have increased across the board. Asheville & Buncombe County currently average 4.4 months of inventory year-to-date, while Henderson and Madison counties reflect 5.1 and 5.8, respectively. Year-to-date, the median closed price within Asheville city limits has actually declined slightly – about 2% – from 2023 year-to-date figures and currently sits at $470,000. Price growth is holding a bit stronger in greater Buncombe County (excluding Asheville city limits), increasing by about 4% year-to-date compared to 2023, with the median closed price at $459,000. April figures for both the city and county yield stronger median closed prices at $490,000 and $470,000, respectively. The market still favors sellers but has trended towards normalization in that strategic pricing is key to a timely sale. Appropriately priced and updated homes still often command multiple offers, while aggressively priced and not-as-updated homes spend some time on the market.
